These Terms govern your purchase and use of the UK Landlord Income & Expense Tracker ("the Spreadsheet" or "the Product") sold via uklandlordtracker.com. By clicking "Buy" you confirm you have read and accept these Terms.
1. About us
UK Landlord Tracker is a digital product brand operated by an independent UK publisher. Sales are processed by Hotmart, who acts as the merchant of record and issues your purchase receipt. Contact: hello@uklandlordtracker.com.
2. The product
You are purchasing a digital download of the UK Landlord Income & Expense Tracker 2026/27 in .xlsx format. The Spreadsheet works with Microsoft Excel 2016+, Microsoft 365, Excel for Mac, Google Sheets and LibreOffice Calc.
Features included are described on the product page at the time of purchase. We may improve the Spreadsheet over time; you receive the version that is current at the moment of your purchase.
3. Price & payment
- The price is shown in British Pounds (£) at checkout and includes any VAT where applicable.
- Payment is processed by Hotmart using Visa, Mastercard, American Express, PayPal, Apple Pay and other methods displayed at checkout.
- Promotional and launch prices are valid for the period stated and may change without notice.
4. Delivery
The Spreadsheet is delivered electronically. As soon as your payment is approved, Hotmart sends an order-confirmation email containing a secure download link. Delivery is normally instant; if you have not received the email within 30 minutes, please check your spam folder and then contact us.
5. Refund policy
We offer a 7-day, no-questions-asked refund. If you are not happy with the Spreadsheet for any reason, email hello@uklandlordtracker.com within 7 days of purchase and we will refund the full price via the original payment method.
By starting the download, you acknowledge that your statutory 14-day right to cancel digital content under the Consumer Contracts Regulations 2013 ends as soon as the download begins, but our 7-day guarantee continues to apply on top of your statutory rights.
6. Licence & restrictions
We grant you a perpetual, non-exclusive, non-transferable licence to use the Spreadsheet for your own personal landlord bookkeeping or for the bookkeeping of an immediate family member.
You may:
- Install the file on as many of your own devices as you like.
- Modify the file for your own use.
- Share read-only views of your own data with your accountant.
You may not:
- Resell, redistribute, sublicense, lease or upload the Spreadsheet to any public website, file-sharing platform or marketplace.
- Remove or alter any copyright notices or branding within the file.
- Use the Spreadsheet to provide bookkeeping services to third parties as a paid service.
- Reverse-engineer the file to recreate and republish a competing product.
Breach of these restrictions terminates your licence immediately.
7. Disclaimer — not tax, legal or financial advice
The Spreadsheet is a bookkeeping tool. It helps you organise figures and produces estimates based on the values you enter. It does not constitute tax, legal, financial or accountancy advice. References to HMRC, Self Assessment, the SA105 form, Making Tax Digital, Section 24 and tax rates are based on guidance published by HMRC and the UK Government as at the date stated on the product. Tax law and HMRC requirements may change.
You remain solely responsible for the accuracy and completeness of any tax return or quarterly update you submit to HMRC. Always consult a qualified UK accountant or tax adviser regarding your personal circumstances before making any decision based on the Spreadsheet's output.
8. Limitation of liability
To the fullest extent permitted by law:
- The Spreadsheet is provided "as is" and "as available" without warranties of any kind, express or implied.
- We are not liable for any tax penalties, interest, missed deductions, lost profits, business interruption or any indirect, special or consequential losses arising from your use of the Spreadsheet.
- Our total aggregate liability to you for any claim relating to the Spreadsheet shall not exceed the amount you paid for it.
Nothing in these Terms excludes or limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded under English law.
9. Your statutory consumer rights
If you are buying as a consumer, your statutory rights under the Consumer Rights Act 2015 and other UK consumer protection legislation are not affected by these Terms.
10. Governing law & jurisdiction
These Terms are governed by the laws of England and Wales. Any dispute arising out of or in connection with them shall be subject to the exclusive jurisdiction of the courts of England and Wales, except that consumers resident in Scotland or Northern Ireland may bring proceedings in their local courts.
